Mayor Menino Celebrates Groundbreaking of Dudley Municipal Office Building
$115 Million Project at Historic Ferdinand Site Promises to Revitalize Dudley Square
Mayor Thomas M. Menino today celebrated the official groundbreaking ceremony for the Dudley Municipal Building, a $115 Million City of Boston development project that will revitalize the historic Ferdinand building and bring new people, businesses, and economic opportunity to Dudley Square. The groundbreaking comes one year after Mayor Menino announced his vision for Dudley Square in a speech to the Boston Municipal Research Bureau, promising to restore the Ferdinand and Dudley Square as a signature destination at the heart of Roxbury.
“Unlocking the potential at the Ferdinand will be a catalyst for continued redevelopment, bringing more people and economic life to historic Dudley Square,” Mayor Menino said. “I’m so proud to stand here today with members of this community who have worked so hard to ensure that Dudley Square realizes its potential. By breaking ground on the Ferdinand we cement the comeback of Dudley Square.”
The signature development will become the home of the new headquarters for Boston Public Schools and house over 500 employees. It will include street-level retail space, as well as open space to showcase student work, school events, and host community gatherings. The completed development will include six stories of new construction that will incorporate the Ferdinand’s Furniture Building, the Curtis Block, and the Waterman & Sons building to comprise approximately 180,000-200,000 square feet of offices with street level retail and assembly space.
Working in close collaboration with the community, the re-development of the Ferdinand site is a partnership between local and internationally respected design firms Sasaki and Mecanoo.
DUDLEY MUNICIPAL OFFICE
- New 180,000 gross SF, 6-story facility that contains 20,000 SF of sidewalk level retail.
- The building will house more than 500 employees, primarily Boston Public Schools employees.
- $115M total project budget that includes interior fit out and F&E. The project financing is pursuing New Markets Tax Credits to supplement a BIDFA bond.
- LEED Silver Certified project, in accordance with the Mayor’s Executive Order relative to climate change.
- Office layout incorporates a new office standard for the City of Boston with open office layouts and low workstations.
- Local and international design team made up of Sasaki, Watertown and Mecanoo, Delft Netherlands.
- Community process is working closely with the Dudley Vision Advisory Task Force.
- The new facility will incorporate three existing buildings; Ferdinand, Curtis, and Waterman buildings and is located in a National Historic District.
- Construction will be phased and begin March 3, 2012 with a completion date of Fall 2014.
- The City of Boston Property and Construction Management Department and the BRA have been working collaboratively to design and develop this project in partnership with the local community, including the Dudley Vision Advisory Task Force and historic preservationists.
