Mayor Menino Announces 319 A Street Rear Approved by BRA Board

The BRA board’s unanimous approval of 319 A Street Rear will continue the transformation of the Innovation District into Boston’s next great neighborhood.

The $100 million project will turn a 5-story warehouse into a 20-story 257,000 square foot residential building with 202 residences, including 22 affordable units.  The project also includes 56,000 square feet of parking, approximately 96 spaces.  The façade will undergo slight alterations and the floor to ceiling heights of the existing building will be increased.

As part of the developer’s commitment to growing the Innovation District, Archon Group and Gerding Edlen Development will create 27 innovation housing units at 63 Melcher Street, including 5 that are affordable.  The innovation units will be small with flexible layouts and share a common area.  The building will have 11 additional units including 5 affordable artist live/work units and 6 market rate residences on the top floor.

The development team includes Archon Group and Gerding Edlen Development, Howard/Stein-Hudson Associates, Epsilon Associates, architects James Gray and BK Boley of ADD, Inc, and legal counsel, Dalton and Finegold, LLP.  The project will create 150-200 construction jobs and 20 permanent jobs.

The Innovation District is an area on the South Boston Waterfront focused on attracting startup companies and innovation industries.  The approval of 319 A Street Rear will create in demand housing for the area.  Over 90 companies and 2,300 new jobs have moved to the Innovation District since the Mayor announced the creation of the district in January 2010.
